Naki and James are from Illinois and have a passion for real estate and the hospitality industry. Some of James' hobbies include watching soccer (big Arsenal fan), bingeing TV shows, and meeting new people. Naki enjoys meeting new people as well, reading books, crocheting, and bingeing the hottest Netflix drama

Rules

1.NO PARTIES, EVENTS, OR GATHERINGS. This is a residential community. Please respect quiet hours from 10 pm. We use a decibel-monitoring device from Minut to ensure compliance (100% privacy-compliant). Please understand disturbances that can be seen as a party, event, or gathering will accrue a non-negotiable $500 fine

2. NO SMOKING OR VAPING. In the property, we may use smart sensors that will send us a notification if tobacco or marijuana smoke is detected inside the property. If cigarette buds, blunts, and or any evidence of smoking is left behind after your stay. You will be charged a smoking fee of $500, please be respectful of our home and smoke debris in designated areas, and don’t leave buds behind.

3. NO PETS. This location DOES NOT allow pets of any kind. Including but not limited to service and or emotional support animals. Not disclosing you are bringing a pet and or not paying the pet fee prior to your arrival can cost you up to a $250 fine in addition if that pet causes property damage Lokal and or its main host has the right to collect replacement costs to make the property whole again for the next guest.

4. GOVERNMENT ID. A copy of a government-issued ID (e.g. driving license or passport) is required. The reserver that originally executed the reservation, must upload their ID in the pre-checking software (which is also partnered with Airbnb) 48 hours or more prior to check-in. This information is used for HOA and or Complex requirements within the unit in which you reserved, the information is for verification purposes only and is not stored or otherwise used for any other purpose.

5. ADDITIONAL FEES. If the home is left excessively dirty after departure the host reserves the right to charge an additional cleaning fee. (stained floor, dirty/damaged walls, smoking smells, damaged furniture, etc). If the furniture is damaged or moved the host reserves the right to charge an additional fee. If you break or damage something, smoke in the apartment|house, lose items (such as keys, fobs or parking passes), forget something that we need to mail back to you, or check out late, we have the right to charge you additional fees to make things right for the next guest. Prior to charging these fees, we will communicate what was found broken or damaged after your departure with supporting evidence. If damages hinder same-day check-in for another incoming guest you will be charged the amount of the missed reservation due to property and or damages you have caused to the home.

6. CHECK-IN IS FROM 4 PM AND CHECK-OUT IS BY 11 AM. Upon request, early check-in or late check-out can be accommodated, once processed this fee is non-refundable. An additional fee of $50 will be applied per request (early checking or late checkout). If you hold possession of the home more than 1 hour past checkout time we will charge you for an additional day. This charge does not reward your possession for the additional day it is a penalty for holding possession of our property beyond your reservation time frame and potentially negatively affecting a future reservation. The additional day penalty cost is the base rate without discounts.

7. OCCUPANCY LIMITS. Occupancy is limited to two persons per bedroom (i.e. two persons for a 1-bedroom unit, for a 2-bedroom unit). PLEASE SEE THE MAX person(s) listed on the listing. Any number of people more than this, these people will automatically be vacated for trespassing. Babies under the age of 2 are not included in this count. Guests may only sleep on the beds for hygiene reasons.

8. COMPLAINTS OR SERVICE | MAINTENANCE ISSUES. If you have a complaint about any aspect of the property (amenities, cleanliness, or otherwise). Upon addressing this complaint to Airbnb/VRBO/ booking.com/Furnished Finders or any other lodging site. You are authorizing us to come into the property and to solve the problem and fix whatever is broken, repair the home, or make the home clean to the standards that you require. We do not need permission to access the property if there is something that you deem unsuitable that needs remedy. If you refuse to allow Ijalana & Associates LLC to remedy the issue during your reservation that does not make you eligible for a refund of any kind.

9. VIOLATIONS AND TERMS OF SERVICE. Any people(s) and or guests admitted into the property during the timeframe of the original reserver are too responsible to uphold the House Rules and or Policies. Any people and or guests of the original reserver that is booked with us must also follow all lease, community policies, and city/state laws. Any people and or guests of the original reserver that violates any portion of our house rules will be grounds for immediate termination of the reservation without refund. Violations of the house rules are grounds for removal of the guest from the property by the host and or local authorities without refund and the guest is immediately considered trespassing once any house rules mentioned are violated.
